Mr. Gifford Miller, Legislator of the
Year

Congratulations to Mr. Gifford Miller, Speaker of the New
York City Council who was named “Legislator of the
Year” for 2003 by The Federation of New York Housing
Cooperatives and Condominiums. Mr. Miller was a deserving
winner because of his continued support of issues and legislation
benefiting the cooperative and condominium community.
The award will be presented on Thursday, April 10, 2003
at the Federation’s Gala Banquet and Awards Ceremony
at Terrace on the Park, Flushing Meadows, Queens at 7 PM.
This is a very special evening for the Federation. We are
celebrating our 50th anniversary representing the interests
of cooperatives and condominiums. Our current membership
rolls total over 200,000 residents in more than 500 properties
in and around the metropolitan area.
In addition, a commemorative journal prominently displaying
the recipients of the Federation’s annual awards will
be distributed to every guest. This book will be filled
with Federation memorabilia, vintage photographs, and well
wishes from top government officials and friends of the
Federation.
FNYHC celebrates ifs 50th Anniversary

The Federation of New York Housing Cooperatives and Condominiums
is celebrating its 50th Anniversary this year. In honor
of this auspicious occasion, the Federation
is hosting a gala banquet and awards ceremony on Thursday,
April 10th at Terrace on the Park in Flushing Meadow
Park, Queens at 7 PM.
Yes, it’s been 50 years since a fledgling group of
concerned shareholders in Section 213 housing banded together
to form an organization dedicated to their distinctive needs.
As the years passed, the group grew in scope and influence,
expanding to include in its membership and focus all types
of cooperative and condominium housing.
Currently, the Federation has nearly 500 building members
representing more than 200,000 units. Attending this event
would be a perfect opportunity for you to catch up with
old friends and constituents and show your commitment to
the unique housing that personifies the cooperative spirit
in New York City.

non-members. In conjunction with the awards dinner a commemorative

and present will be included as well as historical anecdotes

AWARD
Federation of New York Housing Cooperatives Executive Director
Is Named “Dedicated to the Industry” By Property
Manager Organization
NEW YORK (DATE) – Gregory J. Carlson, executive director
of the Federation of New York Housing Cooperatives (Federation)
was honored by the New York Association of Realty Managers
(NYARM) with its annual award “Dedicated to the Industry,”
at the organization’s holiday dinner dance on Saturday,
December 7, 2002 at the Marina del Rey, Bronx, New York.
The commendation, formerly known as the “Lifetime
Achievement” award, is NYARM’s most prestigious
honor, bestowed on members of the organization that have
devoted themselves to the betterment of the real estate
industry.
Mr. Carlson is one of New York’s most experienced
and best-known property managers and consultants. With more
than 25 years as a real estate professional, he has earned
an outstanding, national reputation as a leading advocate
for cooperative and condominium housing.
As a testament to his commitment to the highest professional
standards for the real estate industry, Mr. Carlson holds
such highly regarded certifications as Advanced RAM (Registered
Apartment Manager), RCM (Registered Cooperative Manager),
HCCP (Housing Credit Certified Professional) and nyarm (new
york accredited realty manager), all of which were obtained
through rigorous study and continuing education programs.
He is also a licensed real estate broker and president and
founder of Carlson Realty.
In addition to an arduous professional schedule, Mr. Carlson
is the president of the New York chapter of RAM, as well
as lifetime governor of the national RAM program, both of
which operate under the auspices of the National Association
of Home Builders (NAHB). He is legislative advisor to the
Association of Co-op/Condo Managers (ACCM); board member
of the National Association of Housing Cooperatives (NAHC);
board member of the Action Committee For Reasonable Real
Estate Taxes (ACFTRET); and national chair of the Registered
Cooperative Manager (RCM) program for the National Association
of Housing Cooperatives (NAHC). Mr. Carlson also serves
as a member of the NYARM Board of Directors.
The wearer of many hats, Mr. Carlson is most visible as
executive director of the Federation, a non-profit membership
organization comprised of housing cooperatives, condominiums
and industry professionals in New York City, Westchester,
Long Island and other parts of New York State.
The Federation of New York Housing Cooperatives and Condominiums
is a 49-year oldmembership organization dedicated to the
education of cooperatives and condominiums in the five boroughs,
Long Island, Westchester and New York State. The organization
holds seminars and educational meetings, monitors court
decisions and local, state and federal legislation and publishes
a newsletter reporting on issues relevant to the cooperative
and condominium community.

50th ANNIVERSARY COMMEMORATIVE JOURNAL
The Federation is celebrating its 50th anniversary in a
big way. On Thursday, April 10, 2003 you are invited to
attend a gala banquet and awards ceremony at Terrace on
the Park, Flushing Meadows, Queens at 7 PM. Joining us will
be friends from past and present, your fellow Federation
members and many political allies of the cooperative and
condominium community.
Along with the evening’s festivities a commemorative
journal will be presented to every guest. This book will
be chock full of photographs, memorabilia and anecdotes
profiling the Federation’s 50 years of service and
dedication to the industry. (If you have any vintage photos

Legal Decisions and
Legislation and how they impact the Cooperative.
Tthe Federation of New York Housing Cooperatives and Condominium’s
seminar “How Recent Legal Decisions and Legislation
Impact the Cooperative and Condominium Community" was
held on Wednesday, October 23, 2002 at the Roosevelt Hotel
from 6 PM to 9 PM.
The panelists included two very well-known and knowledgeable
attorneys that have years of experience in this field plus
an executive from the National Cooperative Bank. In addition,
Commissioner Martha E. Stark from the Department of Finance
rounded out the panel.
This “legal” seminar is the second in our series
of “satellite” discussions. The first was held
on June 26 in Queens. The topic was insurance and it drew
a crowd of nearly one hundred board presidents and concerned
cooperators. The Federation expects this seminar to attract
even more as the topic is vital to the financial well being
of these housing corporations.
The Federation is a membership organization of cooperative
and condominium properties in the metropolitan area, Long
Island, Westchester and lower New York State. Our mission
is to educate and inform our members on all matters concerning
the proper operation and maintenance of cooperatives and
condominiums.
